Byrne & Moore offer a professional and competitively priced sales service entirely focussed on delivering on your requirements and expectations. You will be appointed a dedicated sales manager at the outset of the sales process and this senior sales professional will walk with you, step by step, through the entire sales process. This minimises the stress of selling your property and ensures that your needs are addressed at all times.

 
 

The following are the typical steps on the sales journey:


A: Inspection & Valuation

One of our professional Valuers will inspect, measure, assess & value your home. All valuations will be realistic and achievable according to current market conditions.

B: Marketing

A bespoke brochure is produced for all our sales clients which will best present your property to the market. 

C: Advertising

Your property is advertised on a number of websites including ByrneMoore.com, myhome.ie and daft.ie and in the national newspapers, if appropriate.

D: Viewings

These are always attended by your dedicated sales manager. All viewings will be pre-arranged with your full consent and inconvenience will be kept to a minimum.

E: Negotiating

Our core strength!  We always work to achieve the best possible price for your property.

F: Offers

Once an suitable offer is secured, the deposit is held in our client account as a trusted sales partner. The sales process involves a 2 stage booking deposit, the first of which, typically in the region of €5,000, is refundable to the purchaser until such time as unconditional contracts are signed, at which stage a full 10% deposit of the purchase price will be in place. The placement of the booking deposit represents the start of the "Sale Agreed" process and once in place, we instruct your solicitor to prepare and exchange contracts.

G: Completion

Prior to closing, our account is forwarded to your solicitor to be discharged when the sale is closed.

Fees:

Typically 1% of the sale price depending on the property and method of sale. Fees are subject to VAT at the standard rate.  Marketing costs would be an additional cost and would vary according to client requirements.
