Byrne & Moore currently manages many apartments, residential developments and commercial units. As Managing Agent, we provide the following services:

  1. Annual Budget Preparation

  2. Regular communications with the owners and the OMC board

  3. Weekly visits to the development to ensure satisfactory maintenance of all common areas (see Note 1).  There will be a minimum of one visit per week.

  4. Appointment and supervision of personnel to undertake the upkeep of all external common areas 

  5. Appointment and supervision of personnel to undertake the upkeep of all internal common areas 

  6. Appointment of any 3rd party service companies subject to director approval and the agreed threshold values 

  7. Processing of common areas costs to include (Note 5)

  8. Byrne & Moore Property Consultants Ltd provide a full 24-Hour emergency service for Common Area Maintenance, such as emergency repairs, and electrical or plumbing repairs 

  9. Liaise with the management company auditor to prepare annual accounts.  Year-end accounts will be prepared by B&M and furnished to the independent auditors.  Accounts for the Management Company will be filled with the Companies Office by the auditors on an annual basis

  10. Annual budget preparation to estimate the costs of running the development.  Service charges will be calculated accordingly based on the agreed budget and apportionments as provided for in the individual owner leases.  Invoices will be issued for the collection of service charges on an annual basis.
